James Stirrat-Ellis

James Stirrat-Ellis is the Co-Founder and CEO of Build.inc, the AI-native operating partner for the built world, pairing agentic AI with commercial real estate domain experts to accelerate infrastructure development from concept to completion.
James studied at Queen's University Belfast, the Royal College of Art, and Harvard University Graduate School of Design, before working as a designer at the world-renowned Heatherwick Studio, where he contributed to landmark projects including Changi Airport T5 in Singapore.
James brings a rare fusion of architectural expertise and deep tech acumen, having previously served as CPTO at AI startup 11x.ai and founded The Moot Company, giving him an edge at the intersection of the physical and digital worlds.
Build.inc raised $8.5M in Seed funding led by Index Ventures, with participation from OpenAI CFO Sarah Friar, Blackstone CTO John Stecher, and investors from OpenAI, Meta AI Research, and Google Maps.
Build's tools are live on over 100 infrastructure projects including a UK government initiative, with booked revenue tripling since April and six-figure retainer contracts, positioning the company as a pioneer in agentic real estate.
