More than 250,000 lease agreements—118,385 new contracts and 135,607 renewals—in a single quarter. It's the kind of market frenzy that tends to expose operational cracks, particularly for property managers juggling hundreds or thousands of units with spreadsheets, bounced cheques, and pricing strategies that lag the market by weeks.

Enter Rentify, a Dubai-based proptech that closed a $2 million seed round on June 22 from an undisclosed syndicate of real estate and fintech backers. The round brings total capital raised to $2.5 million, following a $500,000 pre-seed in April 2025. More interesting than the money, perhaps, is the product co-founders Rashed Hareb and Rajneel Kumar unveiled alongside the funding: Earn AI, a revenue automation platform built specifically for GCC landlords and property managers—and engineered, from the ground up, in Arabic.

It's a pointed gamble. While global property management platforms like MRI Software and Yardi have long operated in the UAE, they tend to emphasize broad workflow coverage over regional specificity. Rentify is wagering that language—and the regulatory nuances that come with it—matter more than the incumbents assume.

An Agentic Layer for Rental Revenue

Earn AI bills itself as an "agentic" operating system, a term that's become Silicon Valley shorthand for AI that doesn't just assist but acts. In this case, that means automating rent collection reminders, generating payment links, onboarding tenants, and managing lease renewals across entire portfolios. The platform flags tenant churn risk, chases down bounced cheques (still a fixture in UAE rental markets), and surfaces underperforming units.

The interface speaks Arabic as fluently as English—a feature Rentify positions as foundational rather than cosmetic. Property managers can query the system in Arabic, and the platform natively handles Ejari compliance (Dubai's mandatory lease registration framework) and Sharia-aligned financial workflows. It's designed to ingest the fragmented data streams common in regional property management: Excel grids, PDF leases, handwritten cheque schedules.

Whether that consolidation justifies the "first Arabic-native rental revenue platform" claim is debatable—proptech tends toward superlatives—but the focus on GCC tenancy structures does mark a departure from one-size-fits-all SaaS.

Early Client Traction, Embedded Finance Plays

Rentify reported five enterprise clients at the time of the announcement: Gargash Real Estate, New Star Property Management, Arabian Acres Real Estate, Purecare Management, and RSH Holiday Homes Rental. Collectively, they manage thousands of units across the UAE, though Rentify declined to disclose revenue figures or unit counts.

The company has been busy layering in financial infrastructure. Rentify Pay, its payment gateway, launched on March 10. BELONG, a rent-linked rewards program (one dirham spent equals one BELONG Coin), has onboarded lifestyle partners including Avida Longevity and MKV Luxury. Late June brought an integration with Yubi MENA for lease rental discounting; February saw a tie-up with Mawarid Finance for flexible rent structures. Rentify also holds membership in the Dubai PropTech Hub, the government-backed accelerator.

It's an aggressive rollout for a company founded in 2025. LinkedIn lists Rentify's headcount between 11 and 50 employees—a wide range that suggests rapid, perhaps uneven, scaling.

The 8–14% Revenue Gap

Rentify's pitch hinges on a specific claim: that landlords in the region leave 8% to 14% of annual rent unrealized due to pricing lag, tenant churn, and payment leakage. The figure appeared in the company's June 22 announcement, though the methodology behind it wasn't detailed.

If accurate, it's a compelling hook. CBRE's Q1 2026 UAE market review noted continued rental growth in Dubai and steady performance in Abu Dhabi's industrial sectors—an environment where property managers might indeed prioritize margin optimization over sheer occupancy expansion. Still, the gap thesis assumes a level of operational inefficiency that may not apply uniformly across professional management firms versus individual landlords.

The broader proptech landscape in the region is filling up fast. Digital rent collection platforms like ADDA ARM, Keyper, and LeaseLogic have gained traction. In April, Takeem launched a rent guarantee product aimed at reducing landlord default risk. Rentify's angle—Arabic-first AI with embedded finance—attempts to carve out a distinct wedge, though it remains to be seen whether language localization alone provides defensibility.

What $2 Million Buys Next

The seed capital will fund enhancements to Earn AI's underlying model, expand what Rentify calls its "autonomous agent layer," and support an enterprise access program. International expansion is on the roadmap, though the company hasn't specified target markets.

Valuation wasn't disclosed. Neither were the identities of the seed investors, an omission that's common in the region but makes it harder to gauge strategic alignment or sector expertise behind the round.

For now, Rentify is executing on a thesis that feels both timely and unproven: that the GCC's rental market is sophisticated enough to demand specialized tooling but fragmented enough that legacy systems leave real money on the table. Whether Earn AI captures that margin—or simply adds another layer of software to an already complex stack—will depend on adoption beyond the initial five clients.

The founders, at least, seem to believe the revenue gap is real. And in a market processing tens of billions in annual lease value, even a few percentage points of recapture could justify the build. Or it could reveal that property managers have been optimizing just fine without an Arabic-speaking AI nudging them along.
